Feasibility Studies

Background

EAS regularly undertakes site appraisals for various clients across all development sectors to determine the feasibility of a development proposal, which usually focuses on highways, access and flooding.
Small developments such as minor residential development of fewer than 15 dwellings will often require some initial appraisal and consultation with the Local Planning and Local Highway Authority. EAS has successfully overcome concerns regarding access and flooding, removing barriers to a planning application without the requirement for costly assessments.

SHLAA Feasibility Studies

Recently EAS has been preparing Feasibility Studies in the form of a short report to inform the Strategic Housing Land Availability Assessments (SHLAA’s) being completed by Local Planning Authorities.
The reports form a preliminary assessment of the site in terms of flood risk, highways, access, transportation and infrastructure, with the following contents:

  • Site background including a description of the site, location/setting, existing land use and development proposals.
  • An appraisal of the flood risk to the development and the future development drainage.
  • A highways access and pedestrian and cycle access appraisal.
  • A brief assessment of the sustainability of the site.
  • A combined utilities search, summarised on a combined utitlies plan.
  • The assessments have successfully highlighted to the Local Planning Authority the suitability of development, and provided the client with confidence over the feasibility of the proposals.
