Residential Development

EAS is providing a full range of transportation and engineering advice to Persimmon Homes for greenfield site adjacent to the existing built environment in Ixworth, Suffolk. The site has been allocated in the St Edmundsbury Council Local Plan for residential development. The initial development will be for circa 100 dwellings, but the site must be safeguarded for a potential 500 future dwellings. The site is to be accessed via an existing roundabout onto the Ixworth bypass.

Key Issues

The site is a Greenfield site requiring a full range of engineering assessments to demonstrate feasibility of access, servicing and drainage.

Site access is a key issue as the site will be accessed via a new road which will pass over agricultural land that may potentially be developed for housing in the future.  Ensuring that the access road alignment does not prejudice future development is vital.  This means early negotiation with highway and planning authority and a possible future masterplan for upto 500 dwellings.

Drainage is another key issue as it is likely that soakaways will be used for drainage and the form of these has been agreed with the Environment Agency and planning authority.
