EAS was commissioned to prepare an Access Feasibility study, Transport Statement and Flood Risk Assessment, for a residential development of some 50 units in Essex
The site has a brownfield designation and contains two residential dwellings together with storage for approximately100 caravans.
The highway authority had concerns over the position of the access and the characteristics of the adjoining road. However, the access was already in place and regularly used. The proposal improved the visibility splays and pedestrian facilities at the access point.
Following a Safety Audit the Highway Authority agreed that the re-designed access was appropriate to serve a residential development of the order of 50 units.
The site location was well connected to the public transport system by bus and only 4 minutes walk from a rail station with a half hourly service to Cambridge and Central London via Liverpool Street.
EAS also prepared the Transport Statement and Flood Risk Assessment for the site.
The Flood Risk Assessment demonstrated that the site was located within flood Zone 1 which indicates no risk of flooding from rivers or sea and an annual probability of less than 0.1%
A Planning application was submitted for the development proposal in Autumn 2009
