Cranham Equestrian Centre

Background

The proposal is for a new equestrian centre on an existing area of grazing land located in the east of Cranham, Essex.  As part of the proposal a new entrance point has been proposed.

The project was previously refused planning permission which alluded to a possible highway objection on the basis of insufficient visibility to the east of the access. In addition the potential for a right turn lane into the site was raised, alongside the need for the design to be subject to a Road Safety Audit.

EAS provided initial advice on a design solution as to the necessity of a right turn lane in order to address the highway objection, based on speed data and national standards. It was shown that a simple junction was acceptable within current design guidance and that a protected right turn lane is not required for the development.

Following the successful planning application EAS prepared detailed design drawings to include, setting out, pavement and kerbing, and drainage details; including a ditch culvert.
The detailed designs have since been submitted for S278 review and a Stage 2 Safety Audit. EAS are currently liaising with the Local Highway Authority to see the S278 process through to construction on-site.
